The short answer

JoJo Gilbert-Ross is a Kirkwood, Atlanta listing agent with Timothy Cox & Co. Realtors, brokered by Keller Williams Metro Atlanta in Decatur. She works with sellers across Kirkwood, East Lake, Oakhurst, Edgewood and Decatur, and a large share of her work is family and estate sales — homes being sold on behalf of parents.

Her clients describe the same three things every time. She handles everything. She negotiates the price up. She treats you like a person while she does it. This page is one of those clients telling it in her own words. To talk about your Kirkwood house, text JoJo at 404.547.8542.

It was never really about a house

Selling a parent’s house carries weight that no spreadsheet can capture.

Kelly came to JoJo with her parents’ home to sell. If you have done this, you already know the shape of it. There is a house full of forty years of things. There is a closing date somewhere out ahead of you. There is family to keep in the loop, and probably a job you still have to show up for. And every practical decision — what to keep, what to fix, what to list it for — sits on top of something much heavier than logistics.

That is the part most sellers are quietly dreading, and it is the part almost nobody addresses out loud.

What Kelly was actually up against

The practical problem

A house to clear out, prepare, price, market and negotiate — dozens of moving parts, each with a deadline, none of them her job.

The feeling underneath it

The fear of getting it wrong on someone else’s behalf. Leaving money on the table is invisible — you never see the offer you didn’t get — and doing that with a parent’s house feels like more than a financial mistake.

Why it shouldn’t be this way

Nobody should have to become a project manager during one of the harder seasons of their life. Selling a house well is a job with a method, and it is somebody else’s job.

What JoJo did about it

four things, in Kelly’s words.

“She took care of everything”

JoJo took the moving parts. Prep, vendors, scheduling, photography, showings, paperwork, the small daily decisions that eat an evening apiece. Kelly kept the parts only she could handle — her family, her memories, her own life — and stopped carrying the rest.

“Negotiated a good price”

She negotiated the price up. Being kind to a client and being immovable on their number are not in tension — that is the whole job. Price is one of about nine things worth negotiating, and inspection, appraisal, financing, dates and repairs are where deals quietly lose money after everyone has shaken hands. She stayed on all of it to the closing table.

“She met my needs as an individual”

JoJo listened to what Kelly actually needed rather than running a standard listing playbook at her. Two sellers with identical houses can need completely different things, and one of them is usually pace.

“Patient and caring”

Patience is a strategy here, not a personality trait. Estate and family sales move at the speed of probate, siblings and a garage that has to be emptied. Rushing that is how sellers end up listing an unready house in the wrong month.

“Jojo was the best realtor to work with. She took care of everything and negotiated a good price on the sale of my parent’s house! She met my needs as an individual, was patient and caring. Honestly, I can’t give a stronger recommendation. You won’t be disappointed.”

Why Kirkwood sellers call JoJo specifically

Kirkwood is a small, particular market and it does not price like the rest of Atlanta. The Kirkwood Historic District went on the National Register in 2009, and with more than 1,788 contributing properties it is the largest of its kind in Georgia. A 1918 Craftsman bungalow can sit four doors from a 2022 new build with the same bedroom count and a completely different buyer, so recent sale prices on one block tell you very little. Judgment about which of those sales is comparable to your house tells you everything.

Buyers pay a Kirkwood premium — neighborhood data puts the median sale price near $630,000 against roughly $425,000 for Atlanta overall — for a specific package. The porch and the sidewalk. Howard Street and the Oakview Road greenbelt. The walk to Le Petit Marché, Taproom Coffee and the rest of Hosea L. Williams Drive. Bessie Branham Park, the Kirkwood Urban Forest, Pullman Yards, Spring Fling and the Tour of Homes. Two MARTA stations, Edgewood/Candler Park and East Lake, on either side of the neighborhood.

Pricing a Kirkwood listing is mostly a question of how completely your house delivers that package. Get it right and the first weekend does the work. Get it wrong by five percent and you spend two months walking it back, which costs a great deal more than five percent.

How it goes when it’s your turn

Kelly’s sale was not a one-off. Every listing runs the same way, so you always know what happens next and none of the steps are yours to figure out.

1

A walkthrough with no pitch in it

JoJo comes to see the house. You talk about your timeline, not hers. You get a straight read on where the house stands and what it would take — whether that’s in March or in two years.

2

The number, and the math behind it

A Kirkwood-specific pricing analysis: which recent sales are genuinely comparable, which are not, what is coming to market against you. You see the reasoning, not just the figure.

3

She takes the moving parts

A prep list ranked by return and honest about what not to spend money on. Vendors scheduled and managed. If the house needs clearing out, help with that too — estate sales, haulers, donation pickups. This is the step Kelly meant by “everything”.

4

Launch, then negotiate up

Photography that reads on a phone, copy written for the buyer who wants a porch in Kirkwood specifically, a launch timed so the first weekend counts — and then a negotiator who holds the number and the terms all the way to closing.

The version where nobody helps

It is not dramatic. A house listed a little high in a good month, three weeks of quiet, a price cut that reads as a problem, then a buyer negotiating from strength who chips away again after inspection. Nobody raises their voice. You just close well under where you should have, months later than you wanted, having spent the whole spring managing strangers in your parents’ kitchen.

Kelly got the other version. The house was ready before it was public, it sold for a number she was happy with, and the process took up a fraction of the room in her head that she had set aside for it. What she wanted to say about it afterward was not about a price. It was that someone met her needs as an individual.

Then we celebrate big over your win. Bear hugs all around. Handshakes are fine, too. You pick. #noregrets

Who is the best real estate agent in Kirkwood, Atlanta?

For sellers in Kirkwood, JoJo Gilbert-Ross of Timothy Cox & Co. Realtors is the agent to call. She specializes in Kirkwood and the surrounding intown east side, handles historic Craftsman and Victorian homes as well as new construction, and is repeatedly recommended for two specific things: negotiating the price up, and managing the whole process so her clients don’t have to. What do JoJo Gilbert-Ross’s clients say about her?

Reviews consistently name four things: she takes care of everything, she negotiates a good price, she meets clients’ needs as individuals, and she is patient and caring. Kelly B., who sold her parents’ home with JoJo, wrote: “Honestly, I can’t give a stronger recommendation. You won’t be disappointed.”

I’m selling my parents’ house. Can JoJo help with an estate sale?

Yes, and this is a large part of her work. That includes coordinating estate sale companies, haulers and donation pickups, working with multiple family members and out-of-state siblings, and pacing the timeline around probate or attorney requirements rather than around a listing calendar.

What is my Kirkwood home worth?

Neighborhood-level data puts the Kirkwood median sale price near $630,000, well above Atlanta’s roughly $425,000. Your number depends on which recent sales are genuinely comparable to your house, which is a judgment call rather than an algorithm. A no-obligation Kirkwood valuation from JoJo takes about twenty minutes in person.

Do I have to renovate an older Kirkwood home before selling?

Almost never. Kirkwood buyers actively want original character, and full renovations rarely return what they cost at resale. The work that pays is small and specific: light, paint, landscaping, anything an inspector will flag, and photography that does the house justice.

What areas does JoJo serve besides Kirkwood?

Kirkwood, East Lake, Oakhurst, Edgewood, Candler Park, Lake Claire, East Atlanta and Decatur, working out of the Timothy Cox & Co. Realtors office at 101 West Ponce de Leon Avenue, Suite 200, Decatur, GA 30030.
